Things to do when you decide to buy a property
 
Once you decide what to buy, you are only half way through!
There are a number of necessary tasks to carry out in order to comply with Italian regulations and protect your interests at the same time.

We will help you run the following errands:

  • You need to obtain a Social Security Number (codice fiscale) and a residents permit (permesso di soggiorno).
  • You need to make sure that the you are buying from the real owner and that there are no mortgages or legal claims on the property.
  • It is advisable to obtain a certificate from the local urban planning department in order to make sure that they have not planned to build an highway next to your country house.
  • We will come with you to the notary who will write the “bill of sale” (atto di compravendita); he will charge you the registration tax which is 10% of the amount you declare in the deed. (the whole transaction will cost you approximately 15%).
  • Last but not least, we need to stop by the tax consultant (commercialista) who will advise you on the taxes you will have to pay for your new house. Many country houses have not been registered in the national real estate (cadastral) registry. Unless you qualify to register as a farmer, once you buy a farm house you will have to register your property as a primary or secondary residence and pay taxes for it.
  • Together with the “commercialista”, we will also inform you on financial aid and tax incentives provided by the Regional Government and European Union to help you refurbish your property. We believe that buying a country property in southern Italy now is a money making investment; although prices have been constantly growing for the past five years, properties are still considerably less expensive than those located in the northern regions where the sea and the weather is not as beautiful!

These errand will take approximatly a week to ten days. In the meantime you can enjoy your stay playing golf next to a beautiful tower or masseria overlooking the mediterranean sea.
